  • Q: WHERE DO I FIND A LIST OF YOUR AVAILABLE RENTAL PROPERTIES?

    A: All our properties are listed on our website which is updated daily. Click this link to view our properties AVAILABLE RENTAL PROPERTIES. Our property listings will provide you with details regarding price, availability dates and how to schedule a viewing.
  • Q: HOW DO I VIEW A VACANT AVAILABLE PROPERTY?

    A: We have self-guided tours, so no agents are required! Simply search our rentals, choose a property that you would like to see, submit your information, which will include uploading a copy of your valid government issued ID. Then follow the text instructions to get access to the property when convenient to you.
  • Q: HOW DO I VIEW A PROPERTY THAT IS CURRENTLY OCCUPIED?

    A: In order to ensure privacy to our current Residents, we do not open showings at a Resident occupied property. However, you can still click “Schedule Showings” and be put on our waitlist to automatically be notified when our self guided showings open up. Many of our listings will have photos and walk through videos for your viewing
  • Q: HOW DO I SUBMIT AN APPLICATION? WHAT IS THE APPLICATION FEE?

    A: When you are ready to apply then CLICK HERE to apply online on our website. Each adult occupant over the age of 18 must submit one application.There is a non-refundable application fee of $60 that can be paid online with a credit card, debit card, or banking account. PLEASE NOTE THAT WE ONLY ACCEPT ONLINE APPLICATIONS.
  • Q: DO YOU ACCEPT HOUSING CHOICE VOUCHERS?

    A: Yes, we have many properties that participate in the Housing Choice Voucher Program. Please review our listing descriptions to find properties participating in the Housing Choice Voucher Program.
  • Q: DO YOU ACCEPT PETS?

    A: Yes, many of our properties are pet friendly. Please read the listing description to determine if a property accepts pets. There is a $450 Non Refundable Pet Fee for each pet.
  • Q: HOW LONG DOES IT TAKE TO PROCESS MY APPLICATION?

    A: There is a standard 3-5 business day turnaround time frame to screen applications. Please be sure to have your ID, proof of income and information about your prior rental history ready when you are applying. Providing all the accurate information up front with the application, will ensure a quick processing turnaround. If anything is missing in your application, our application coordinator will contact you via email with what information is still needed.
  • Q: WHAT ARE THE APPLICATION GUIDELINES?

    A: You can pre-screen against our application guidelines by clicking HERE. Our guidelines are also listed at the top of the online application. Please review in detail to determine if you will meet our requirements. MacDoc Leasing Agents and employees are not able to pre-qualify you over the phone or in person or discuss if you would be approved or not.Our agents or office staff cannot discuss your specific situations and they cannot advise you if your application will be approved or denied.
  • Q: HOW LONG IS MY APPLICATION VALID FOR?

    A: Application approvals are valid for 90 days from the date you submitted your application. You only need to complete one application for all our properties. Once your application is pre-approved, you can then choose any MacDoc property that you qualify for within the 90 days. Our Leasing Department will guide you through choosing a property.
  • Q: WHAT ARE THE NEXT STEPS AFTER MY APPLICATION IS APPROVED?

    A: Once you have an approved application, our leasing department will email you the details of your approval and follow up via a phone call.
  • Q: HOW MUCH IS THE SECURITY DEPOSIT?

    A: The security deposit is dependent on your qualifications. It will always be at least 1x the monthly rent, but can be up to 2x depending on requirements met. Your application approval details will let you know the security deposit amount. Security Deposits must be paid to our office in certified funds.
  • Q: CAN I HOLD A PROPERTY AND HOW LONG CAN I HOLD A PROPERTY FOR?

    A: The Security Deposit is required to temporarily hold the property and start the lease signing process. The Lease start date for our Vacant, ready, rental properties must be within 2 weeks. Once we receive your Security Deposit, you will need to sign the lease within 48 hours of receiving it and the Lease start date must be within the 2 week policy.
  • Q: CAN I SIGN A LEASE WITHOUT VIEWING A PROPERTY?

    A: Yes, we do allow Sight Unseen Leases. However, please note that once you sign a Lease it is a legal contract and you cannot terminate the Lease and you are responsible for all terms of the Lease. Here is a link to our Sight Unseen Addendum. SIGHT UNSEEN ADDENDUM
  • Q: WHAT FEES ARE REQUIRED TO SIGN A LEASE AND MOVE IN?

    A: The Security Deposit is required to temporarily hold the property and start the lease signing process. Once the deposit is received, we will send you a Lease for review and signature. The Lease must be signed within 48 hours. If the Lease is not signed within the 48 hours, the property will be open to accept applications and your application will be put on hold. The security deposit is refundable if you do not sign the lease within the 48 hours.

    Once the Lease is signed, you will be required to pay the first Full Month’s Rent, our leasing fee of $125.00 and any pet fees ($450/pet) on or prior to the Lease start date. You may pay these fees with certified funds or online through your new Resident portal. If you plan to pay online, please note that online payments must be processed at least 5 days prior to Lease start date to ensure the funds are cleared through the bank.
  • Q: ARE THERE ANY OTHER REQUIREMENTS BEFORE MY LEASE START DATE?

    Renter’s Insurance: All new Residents are required to have renter’s insurance. Please click the link here to understand more about Renter’s Insurance CLICK HERE. Each adult occupant must have renter’s insurance and MacDoc Property Management must be listed as “Additional Interested Party”

    Utilities:You will be required to have all the utilities in the home set up in your name. MacDoc offers a Utility Concierge to assist you with the utilities.
  • Q: DO YOU REQUIRE RENTERS INSURANCE?

    Yes, All MacDoc Residents are required to have renter’s insurance. Please click the link here to understand more about Renter’s Insurance RENTERS INSURANCE. Each adult occupant must have renter’s insurance and MacDoc Property Management must be listed as “Additional Interested Party”
  • Q: WHEN AND HOW DO I OBTAIN THE KEYS TO THE PROPERTY?

    In order to get your keys on your lease start date, you will need to obtain renters insurance, pay your other move-in funds and ensure all required utilities are turned on in your name. The keys will be provided via a lockbox on the property. The one time code to the lockbox will be provided on your move in day.
  • Q: HOW LONG IS YOUR LEASE TERM?

    Minimum lease term is 1 year and a maximum of 2 years with the option of renewal at the end of your current lease term.
  • Q: DO YOU OFFER SHORT TERM LEASE OR MONTH TO MONTH LEASES?

    No, we do not offer short term leases.
